Selling Incline Village Since 1983
Incline Village Real Estate and the Lake Tahoe Real Estate market has been the focus of Bob Wheeler's real estate career in Incline Village/Crystal Bay, which spans 23 plus years. His real estate expertise spans from the basics of real estate law nationally, in Nevada and the complexities of the Tahoe Basin's regulatory authority's ordinances. Incline Village and North Lake Tahoes Real Estate differs dramatically from other areas since it has with unique standards, ordinances and requirements not normally found in other real estate transactions. Incline Village is the only pre-planned community at Lake Tahoe and is a finite market of 3,200 homes and approximately 4,000 condominiums. Further development is limited to a possible expansion of only 228 homes. No additional condominiums may be constructed. This has created a unique market. Limited housing inventory coupled with the amenities offered all Incline Village residents bear on the medium value in excess of $900,000. Incline Village Recreational Facilities for Residents Three private beaches Diamond Peak Ski Resort Championship and Executive Golf Courses by Robert Trent Jones Sr. and Jr Tennis Complex with 11 courts and pro shop A 35,000 square foot community center featuring indoor pool, gym, co-ed steam room, meeting rooms, concession stand, life cycle equipment, weights and much more. Detail of the Incline Village General Improvement District (IVGID), our local government, may be viewed at: IVGID The above facilities make Incline Village living one of the treasured spots in the United States. The Incline Village Real Estate market is also unique in as much as the total area of Incline Village is only 9,000 acres and will never be greater in size. This limited size of Incline Village has additional constraints on building. Over 1,000 vacant parcels have been purchased by the U.S. Forest Service through a Federal Act and are not available for construction. These acquisitions add additional green belt areas with mature pines throughout the Village, which add park-like setting adjacent to homes and condominiums. Bob has represented owners of homes and condominiums from the entry-level properties to Incline Village's unique lake front estates in excess of $20.0 million dollars. With a firm marketing plan to bring about sales across this spectrum of marketing possibilities. Bob has been instrumental in web site development since 1995. The electronic market place is familiar territory to Bob. His network of clients and customers has placed him in the top tier of Brokers. His extensive relationship with Realtors throughout the U.S. provides a flow of referrals and has consistently placed him as a leader in sales.

Bobs 23 plus years with the Incline Village Board of Realtors has made him a sought after expert by both experienced and new Realtor members. Few rival his proficiency with the relatively new medium of Internet for real estate sales. He is one of approximately 8,000 Realtors out of 960,000 plus in the United States with the designation by the National Association of Realtors of e-Pro. Bob utilizes a unique automated Internet feedback capability for all showing of his listed property. The participating Realtors showing his listing find his electronic feedback concise, convenient, easy to use and timely. The Sellers automatically receive the showing agents response and have a permanent record of the showing. Buyers also enjoy supplying Bob with feedback for each home they view through the same Internet electronic system. This feedback to Sellers assists in determining the proper positioning of their property in the market place. The Buyer feedback helps to narrow their desires more finely and save time to zero in on properties meeting their needs. His approach to the business has been to stay ahead of the learning curve on the new laws, promulgated rules and regulations, selling and buying trends, new advertising mediums, new marketing approaches and technology advances, which will provide a professional approach and efficient service to clients. In addition to his professional activities, Bob has been active in protecting the Constitutional private property rights of all Tahoe Basin citizens. He is frequently called upon to brief audiences, both large and small, on the current Tahoe Regional Planning Agency proposed ordinances and how those ordinances affect property owners. These efforts are on going. The community of Realtors with the Don Beck Award recognized him in 2002 for the many years of effort in the protection of private property rights. Bob has participated in the drafting of legislation for the Nevada Assemble in 2003, been introduced on the State of Nevada Assembly floor and testified in front of the Nevada Oversight Committee on private property rights issues.
